Cave Springs’ Downtown Master Plan was named the 2025 “Plan of the Year” by the Arkansas Chapter of the American Planning Association (APA).
Below, I break down some key elements of that plan and how I believe it will impact the future of real estate in Cave Springs.

A Little Context to Cave Springs
If it feels like Cave Springs has transformed overnight, you’re not imagining it. The city grew 218% from 2010–2020 (fastest in Arkansas by percentage over that decade) and has kept climbing from 5,495 residents in 2020 to ~6,300 in 2024.
In short, Cave Springs is one of Northwest Arkansas’s fastest-growing communities, and smart planning is now center stage.
The Cave Springs Downtown Master Plan was named 2025 “Plan of the Year” by the Arkansas Chapter of the American Planning Association. The plan was created with support from ULI NWA’s Small Cities Initiative and led by a consultant team with deep downtown-revitalization chops.
So, what makes the plan so special?

Here are five characteristics of the Master DT Plan that caught my attention, and what I believe could make a positive impact on real estate owned in the area if executed correctly:
Clear downtown “sub-areas” that translate into zoning. The plan organizes downtown into distinct sub-areas designed to roll directly into future zoning districts. That means more predictability for homeowners and investors, and fewer surprises at permitting time.
A people-first Main Street redesign. Expect safer crossings, improved streetscapes, and a walkable core that supports local businesses. This is the kind of change that elevates everyday life and retail performance.
Economic-development strategies paired with the physical plan. It’s not just drawings. The roadmap links street design, land use, and a realistic business mix/market strategy so public improvements and private investment reinforce each other.
Sustainability + trail connectivity. Recommendations include low-impact development, expanded trails, and conservation improvements, tying growth to Cave Springs’ natural assets.
Built for action: priorities, funding, and governance. This isn’t a shelf document. The plan identifies priority projects, potential funding options, and an implementation committee, and work is already underway on zoning updates, the Main Street redesign, and a market analysis.

Walkability & quality of life: A safer, more connected Main Street typically correlates with stronger home values and retail performance over time.
