Homes Are Sitting for Few Days in NWA

To be honest, this was SUPER surprising to me.

One of the clearest signals of market momentum is Days on Market (DOM). Essentially how long a home takes to sell once it’s listed.

Looking at residential sales that sold in Northwest Arkansas during the second half of each year, the shift is notable:

🏠 2H 2023: 87 days on market

🏠 2H 2024: 85 days on market

🏠 2H 2025: 51 days on market 🤯

After two years hovering in the mid-80s, homes are now selling more than a month faster than they were just a year ago.

So, What Changed?

The improvement from 2023 to 2024 was modest, essentially flat. That period reflected a market adjusting to higher interest rates, cautious buyers, and sellers recalibrating expectations.

The move from 85 days to 51 days in 2025, however, signals something different: demand is absorbing inventory more quickly, even in a higher-rate environment.

This isn’t about frenzy. It’s about alignment.

➡️ Buyers are more decisive once a home checks the right boxes

➡️ Well-presented homes are separating quickly from the rest of the market

Setting Seller’s Expectations

Faster DOM does NOT mean every home sells quickly. Rather, homes that are priced correctly from day one are moving. Condition, layout, and location matter more than ever, and overpricing still leads to stagnation, but the market is less forgiving now.

For sellers, the window to “test” pricing is shorter than it was in 2023–2024.

What This Means for Buyers

For buyers, the data confirms what many are already feeling: The best homes don’t linger, hesitation can cost you leverage or the house entirely, and preparation matters more than timing the market.

The days of watching a great listing sit for three months are largely gone.

Northwest Arkansas hasn’t returned to the sell/buy frenzy of 2021, but it has clearly moved out of the sluggishness of 2023.

The right homes are selling faster, not because of speculation, but because expectations are getting closer to reality.
